FAQ ABOUT THE CONTRACT
PAYMENT OF FIXED QUOTAS OF UTILITIES
The utility payments of gas, electricity, and water are not included in the majority of the apartments that Madrideasy offers, and therefore we charge a fixed consumption fee that you can find in the payment summary. The said fee is calculated and based on the the historical average consumption from each particular apartment. This fee makes it easier to budget as it is the same fee every month. Normally in winter the actual expenses are higher, and in summer the actual expenses are lower than the fixed fee. As long as utility consumption is regular, the fixed fee should cover all of the payments from the apartment.
On the other hand, if the discrepancy between the monthly supply fee you pay and the amount of the received bills is significant, a member of our team will contact you to proceed with a prompt regularization. This is because, in order to avoid the suspension of the utilities, the owner pays these bills in advance to the different supply companies.
IF YOU LEAVE THE FLAT BEFORE FINISHING YOUR CONTRACT OR DO NOT GET TO STAY
From the moment the tenant pays the deposit and rent, the commitment to stay the entire duration of the lease is already demonstrated. If you are unable to stay the duration, you will be governed by our cancellation policy:
Within a period of 30 days before the start date of the contract, the tenant will lose all the money they have paid so far.
In a period between 30 and 60 days before the start of the contract, we will contact the property owner to request a refund of the first month's rent*.
More than 60 days before arrival, the money paid will be refunded, except for service costs*.
*Service Fees are non-refundable. The decision of rent reimbursement depends on the property owner.
- If the tenant decides to move out of the apartment before their contract ends, they will lose the security deposit, as stipulated in the contract.
- If the tenant is going to breach the contract, before leaving, the tenant can get the security deposit back if they find another tenant who agrees to meet the following conditions.
- If it is an complete shared apartment rental.
- Pay the proporpational part of the deposit to Madrideasy.
- Fill out a form with your information and submit your documentation (identification number, drivers license, or employment contract).
- Pay 100 € + VAT for contract management.
- Sign a new contract with the rest of the tenants in the apartment from the date of your entry.
- If it is a room rental in a shared apartment
- Pay the deposit to Madrideasy.
- Fill out a form with your information and submit your documentation (identification number, drivers license, or employment contract).
- Pay 495 € + VAT for contract management.
- Sign a new contract for the room.
- If it is an complete shared apartment rental.
- In both cases the outgoing tenant must be up to date with rent and utilities in order to recover their deposit.
- If the tenant wishes to renew the contract, subject to prior confirmation by the property owner, they must comply with the following conditions
- If it is a rental of the entire shared apartment:
Pay one month's rent + VAT as contract management fee.
- Sign a new contract along with the other tenants of the apartment with the new contract start date.
- Be up to date with payments.
- If it is a rental of a room in a shared apartment:
- Pay €495 + VAT as contract management fee.
- Sign a new contract with the new contract start date.
- Be up to date with payments.
- If it is a rental of the entire shared apartment:
