Rules of cohabitation, bylaws
and internal regulations
1. Delivery and Condition Verification
Upon move-in, the Lessee shall have 48 hours to notify the Lessor, through the Operator, in writing, of any issue regarding the Room, the Inventory, or the Common Areas.
If no such notification is made within that period, it shall be understood that everything has been delivered in perfect condition of conservation, use, and cleanliness.
2. Purpose and Use
The Room is leased exclusively for temporary stay and may not be used as a permanent residence.
It is strictly prohibited to carry out any commercial, business, office, or industrial activities in the Room or Common Areas, as well as to sublet or increase the number of occupants.
3. Maintenance and Prohibitions
The Lessee must keep the Room and Common Areas in good condition, respect the decoration and the Inventory, and maintain proper hygiene.
It is not permitted to carry out works or modifications, drill walls or ceilings, attach/hang objects on walls, doors or refrigerators in the Common Areas, nor to tamper with installations (electricity, plumbing, heating, sound control, Wi-Fi, furniture, or appliances).
No additional furniture or objects may be brought into the Dwelling without the Lessor's express authorization.
Objects or vehicles may not be stored in the Common Areas; if placed there, they may be removed without prior notice and disposed of.
4. Cleaning and Waste Disposal
Although a cleaning service may be provided, it does not include laundry, washing dishes, or taking out the trash. Its function is solely to help maintain the general condition of the Dwelling.
Bathroom: It is strictly forbidden to dispose of any item other than toilet paper in the toilet (e.g., sanitary pads, tampons, wipes, garbage, etc.). Any blockages or repairs resulting from improper use shall be the responsibility of the person who caused them.
5. Coexistence, Noise and Rest
The Community of Property Owners' rules and the present coexistence rules must be respected.
Quiet hours must be observed between 11:00 p.m. and 7:00 a.m. (including television, music, conversations, etc.).
Parties and gatherings that disturb other occupants or neighbors, or that exceed municipal noise limits, are prohibited.
6. Visitors
Visits from family or friends may not stay overnight in the Dwelling.
7. Tobacco, Alcohol and Other Substances
Smoking is prohibited inside the Dwelling.
Abuse of alcohol is not permitted.
The consumption or possession of drugs is strictly prohibited; non-compliance will result in immediate expulsion from the accommodation.
8. Pets
Animals are not permitted in the Dwelling.
9. Wi-Fi and Responsible Use of Services
Internet access, if provided, must be used responsibly and lawfully.
The Lessee shall be solely responsible for any use of the service; the Lessor shall not assume liability for improper or unlawful use.
10. Access for Maintenance and Viewing
The Lessee shall allow access to the Room and the Dwelling to the Lessor, the Operator, or authorized personnel for inspection, maintenance, and repairs, with 24 hours' prior notice.
The Lessor may show the Room to prospective tenants with prior notice to the Lessee, and the Lessee may not refuse access.
11. Breakdowns, Incidents and Liability
Any breakdown, blockage, or damage must be reported immediately to the Operator.
If the person responsible for damage to common elements or property cannot be identified, the cost may be shared proportionally among all tenants in the Dwelling.
Costs arising from non-compliance with the rules, incidents with the community, or improper use of installations may be charged to the Lessee and must be paid immediately.
12. Move-Out and Return
On the end date of the Agreement, the Lessee must vacate the Room before 12:00 noon and return it, together with its keys, in the same condition in which it was delivered, with the Inventory complete.
